MM Naïm’s unique designs are distinguished by gradual progressions.
Balconies, unconstrained by linear glass enclosures and vertical structural stacking, are carefully designed to gradually evolve from one shape at bottom floor to another at top level.

Balcony shapes, openings, railings are smaller on the bottom floors to minimize visual and sound intrusion from the public way but gradually increase in upper floors to optimize the views. Building’s corners are rounded and graced with reflective glass minimizing the structure’s imposition on its surrounding. M Naim relentlessly endeavors to refine his design to fashion the finest plans.
Balcony railings also evolve proportionately, the shorter their spans the thinner they and a shade paler in color. Their direction of attachment evolves too. Circular corners, adorned with reflective glass, minimizes the structure; imposition on its surrounding.
The openings of balcony walls and building corners are smaller on the bottom floors to minimize visual and sound intrusion from the public way, but increase in upper floors to optimize the view.

Tolkapaya
Proposed Condominium in Fountain Hills, Arizona
The project attempted to be a symbolic tribute to native Americans and their noble norms and values.
The name, Tolkapaya, was selected through a local contest.
It is named after a village in Western Yappapi – not too far from the site, few decedents of which still live in Arizona.
Clusters of 12 and 14 units designed to sensitively respond to this unique site’s up and down sloping terrain – minimizing excavation.
Building’s color scheme was carefully selected to match the stones covering the beautiful hilly site and the stones are to adorn the building base and covering the roofs blending the building with the site. The balconies’ wood railing’s stain vary in tone, complementing the massing’s colors and the vegetation.
In 1994, we purchased 32 acres — the largest undeveloped high density land in Fountain Hills (east of Scottsdale). Our meticulous planning and articulate designs, gained the community’s support and was hailed by the Planning Commission. Tolkapaya subdivision consists of over 150 units of luxury condominiums, a church, and a community center, which are under construction. We currently are building a 212 unit luxury condominiumized apartment in partnership with G. M. Horton.

WestHills Crest Homes
Our vision for our 58 Ac plowed and graded property is as an organic growth of the existing WestHills Community – Growth in both natural extension and convenience and luxury. We envision it as the fulfilment of a well-planned community, final phase, closure of West Hills Track. For younger wholesome families enjoying and being part of a natural extension of a fine, well-established community.
West Hills Crest Proposed Development for 25 LOTS
After much consideration reflected in the previous site plan concept we opted to pursue the 25-lot concept that was developed by Fay Estate which in 2007 was reviewed by Planning and all other related Departments staff and approved unanimously by LA County Regional Planning Commission. The lots range from 26,000 to 70,000 Sq Ft with flat pad areas of 20,000 to 26,000 Sq Ft. affording low profile Estate homes that will not block the superb views of its upper homes nor imposing on the existing homes on Randiwood Ln. More than half of the 86 acres and all its commanding ridgeline will be kept as natural preserve.
Mr. Naim’s broad-based professional background in architecture, land development and construction management make him well versed in innovative designs that are aesthetically pleasing yet economically feasible. Creativity and innovation are perpetually applied in master plans down to railing details designs.
